A CMA allows you, the seller, to do a number of things. First, conducting a CMA gives you a better knowledge of the market and thus establishes a more appropriate listing price. This can only help to expedite the sale of your home. An inexperienced agent may overprice your home, exciting you initially, but only to learn afterwards the repercussions of marketing your home inappropriately. When your home has been sitting on the market too long, you may be losing money and and may have sent out a signal to prospective buyers that your home is not worth the price and that there may be some reason to avoid this home.
